Description
Map of delineated area. Summary Requirement: The General Services Administration (GSA) is interested in leasing approximately 26,300 rentable square feet of space. The rentable area shall yield a minimum of 21,712 ANSI/BOMA Office Area square feet to a maximum of 22,785 ANSI/BOMA Office Area square feet. Building must also be able to accommodate seventy seven (77) secure and reserved parking spaces with the ability to increase the number to eighty seven (87). If there is no public parking or low cost parking nearby then additional unsecured and unreserved parking may be required. Space cannot be located on more than 2 floors and first floor space will only be considered if there is no suitable space available on the 2nd floor or higher. If new construction is being offered a 30 foot standoff distance shall be provided from defended perimeter to the façade of the building to house the Government. The defended perimeter shall be measured as the distance from the building to the boundary protected by bollards, planters, or other barriers approved by the Government. For proposals of new construction in a stand-alone facility, a 6-foot anti-climb, K rated fence will be required. K rating requirements to be determined after the Government conducts a site assessment of the facility and surrounding area. For proposals of space in existing buildings, a 30 foot standoff distance shall be provided from the curb line or nearest point accessible by a vehicle, to the façade of the building to house the Government. Location/Delineated Area: Building must be located in the 19th Congressional District within the boundaries shown on the attached map. Lease Term: The term is for fifteen (15) years cancelable after the tenth (10th) year. Expressions of interest should include the following: 1. Building name and address. 2. Rentable square feet and rate per rentable square foot. 3. Must provide as-built and shell AutoCAD drawings in.dwg format via e-mail or on CD of the offered floors. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
