Description
DESCRIPTION U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 10,418 RSF TO 12,500 RSF (YIELDING AT LEAST 9,059 TO 10,870 ANSI/BOMA OFFICE AREA SQUARE FEET) OF CONTIGUOUS ONE LEVEL OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for Fire/Life Safety, handicapped access in accordance with ADA / ABAAS guidelines, and those requirements to be set forth in the "Solicitation for Offers" (SFO) to be issued for this lease action. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. If space is not available on the first floor then space shall be served by a minimum of two elevator cabs. Space shall be ready for occupancy no later than June 1, 2011. LEASE TERM: Five (5) years firm with a ten (10) year option DELINEATED AREA: Within the city of Ponce, PR further delineated as the area surrounded by and adjacent to: North: PR #163 Avenida Las Americas to Avenida Cuatro Calles to Interstate PR #1 South: PR #52 Autopista Luis a Ferre (The Highway curves from East to South) East: PR #52 Autopista Luis a Ferre (The Highway curves from East to South) West: Calle Baramaya to PR #500 INFORMATION REQUIRED: EXPRESSIONS OF INTEREST SHOULD BE MADE TO THE AUTHORIZED CONTACTS NOTED BELOW NO LATER THAN MARCH 11, 2011. PRIOR TO ANY SITE VISIT TO THE OFFERED SPACE, THE OFFEROR MUST SUBMIT IN WRITING THE FOLLOWING MINIMUM INFORMATION *: •1) Building name and address, and location of space within the building. •2) Legal description •3) Scaled Floor Plan of space to be offered with location designated •4) ANSI/BOMA defined Office Area Square Feet available/to be offered •5) Rentable Square Feet (RSF) available/to be offered •6) Common Area Factor used to Determine the Rentable Square Feet •7) Rental Rate per RSF with inclusions (i.e. Utilities, janitorial, etc) •8) Proposed Tenant build-out allowance •9) Number of parking spaces available on the premises. •10) Name, address, telephone, and email address of individual to be contacted. *additional information may be required by the Authorized contact prior to visit. AUTHORIZED PARTICIPANTS : Submission by other than the Owner of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where an Agent/Broker is representing more than one Owner's property, the Agent/Broker must provide a written statement signed by each Owner acknowledging that they are aware the Agent represents multiple Offerors. Agents/Brokers are hereby notified that they may only participate in negotiations on behalf of one owner.
