- REQUIREMENT: The U.S. Government is seeking to lease 5,500 useable square feet of contiguous warehouse space in Mobile, Alabama to include limited interior office space. The space must be located within the following boundaries: North: Moffat Road South: I-10 Interstate between Alabama and Florida, including Rangeline Road to Downey Dr. (south of I-10) East: Florida Street West: Dawes Road, Exit 13 off I-10 Five (5) on-site reserved parking spaces are required as part of the lease. Space shall be contiguous and located on the first floor. Buildings with storefront windows will not be considered. All buildings must be air conditioned/heated and well ventilated. The building must have a minimum of 1 tractor trailer drive up bay. A separate pedestrian entrance must be near the bay area equipped with a peep hole and a door bell. The floor within the warehouse must be constructed of concrete and must be equipped with a water drainage system similar to an automotive service bay to support the "drive way". The facility shall have a minimum of two (2) 12' wide x 14' high electrically operated roll-up doors. The door operating mechanisms shall be heavy duty, equipped with manual by-pass and designed for high frequency use. Ceiling height requirement is 16 feet minimum clear from slab to ceiling slab. Space must meet the Federal Government's standards for fire safety and handicapped accessibility. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements. The space should not be located in the 100 year flood plain. Lease term is 10 years with 5 years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner's name and address and written statement from owner that the offeror has legal authority to provide information on the property. All Expressions of Interest must be submitted in writing to alexandra.chagares@am.jll.com. All expressions of interest are due by March 1, 2011 by 5:00 PM EST.
