Description
Space Requirement The United States Government is seeking an existing facility in Los Angeles, California, for a Federal Law Enforcement Agency comprised of approximately 8,057 rentable square feet of space yielding a minimum of 7,006 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 7,356 ABOA square feet along with 36 reserved, secure, structured parking spaces. Space should be contiguous and be fully serviced including all utilities, janitorial and grounds maintenance services. Criteria that will eliminate Commercial Space from consideration: Proposed office space is on the first floor or below the first floor of the building. Proposed office space is on the top floor of the building and rooftop access is within the space. Proposed office space has public parking underneath or within the building. Proposed office space is inside a shopping mall or shopping center. Proposed building houses daycare facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services within the building. Proposed building has metered or public parking directly in front, behind, or next to the building. Proposed building will not or cannot accommodate secured parking for tenant official vehicles at this facility. Proposed building is within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and/or day care facilities. Proposed office space is located in floodplain area, near power plants, electrical transformers, night clubs, bars, or in close proximity to airport, radar dishes and aircraft flight paths. Proposed office space is located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. Location: To warrant consideration, the property must lie within the following boundaries: North: Temple Street South: San Pedro Street East: Grand Avenue West: 1-10 Freeway Lease Term: 10 years, 5 years firm Occupancy: Occupancy is expected to be no later than October 2012. Standard Conditions and Requirements: The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building, or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. Expressions of Interest should be submitted to the following person and address in writing and should provide all of the following information: 1) Building name and address 2) Rentable and usable square feet offered, including floorplate size and floorplan 3) Method of measurement used to determine rentable square footage 4) Common Area Factor (load factor) for available space 5) Location map 6) Aerial photo 7) Prominent features 8) Available amenities 9) Parking amenities 10) Photos of building and photos of interior space Proposals submitted by agents for the recorded owner of the building must be accompanied by documentary evidence satisfactory to the Government of the agent's authority to make an offer on behalf of the record owner. This advertisement is not a basis for negotiations and the right is hereby reserved, as the interest of the Government may require it, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement. How to offer: Fee title owners, or their duly authorized representatives (owners, developers, brokers, or their legal representatives), are invited to submit expressions of interest no later than 4:30PM, PST, February 18, 2011. Submittals received after this deadline shall not be considered. If the Government decides to view an offered building, a representative must be available to tour the Government through the space on Thursday, February 24, 2011. The time will be determined if selected.
