Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: NV City: Las Vegas/Henderson/Boulder City Delineated Area: Las Vegas/Henderson North: From I-215, east on Cheyenne to Rainbow, then south on Rainbow to Tropicana, then east on Tropicana to Decatur, then South on Decatur to Russell, then east on Russell to Interstate 15 (I-15), then south on I-15 to Paradise Road, then east on Paradise to Eastern Ave., then North on Eastern to Tropicana, then East on Tropicana to Boulder Highway. East: Boulder Highway South: From Boulder Highway, west on Highway 93/95 to Horizon Ridge Pkwy, then west on Horizon Ridge Pkwy to Sunridge Heights Pkwy, then west on Sunridge Heights Pkwy to 7 Hills Dr., then north on 7 Hills Dr. to St. Rose Pkwy, then southwest on St. Rose Pkwy to I-15, then north on I-15 to Hwy 160, then west on Hwy 160 to Ft. Apache. West: From Hwy 160, north on Ft. Apache to I- 215, then north on I- 215 to Cheyenne Ave. Boulder City: City limits of Boulder City Minimum Sq. Ft. (ABOA): 26,645 Maximum Sq. Ft. (RSF): 30,645 Space Type: Office and Warehouse Parking Spaces (Total): 155 (5 dedicated handicap spaces) Parking Spaces (Surface): 155 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 70 for Government Vehicles (included in 155 total) Full Term: Ten (10) years Firm Term: Five (5) years Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Site also requires an adjacent 1-acre wareyard. Offered space shall not be in the 100 year flood plain.
