- Description
- The United States Government is seeking a full-service office lease and related space consisting of approximately 8,262 rentable square feet. Rentable square feet must yield a minimum of 7,185 ANSI/BOMA usable square feet to a maximum of 7,544 ANSI/BOMA usable square feet, available for use by Tenant for personnel, furnishings and equipment. Street-level, contiguous space is preferred. First consideration will be given to historic properties and locations within the Central Business District (CBD) of Statesville, NC. If none are available, non-historical properties in the CBD will be considered. All others within the delineated area described below will be considered if adequate competition is not found in the CBD. LOCATION: Delineated area is as follows: West: US 40 to Route 64 / Garner Blvd. North: East Broad East: East Broad to Route 64 South: US 40 to Route 64 REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall not be located within the 100-year flood plain. Subleases are not accepted. Location must not be located within the immediate vicinity of railroad tracks. Fifty (50) surface parking spaces are required within two (2) blocks. The space provided cannot have a length to width ratio greater than 2 to 1 and columns must be at least 20 feet from any interior wall and from each other, and be no more than two (2) feet square. TERM: The proposed lease shall be for ten (10) years, five (5) years firm, with the Government having cancellation rights after five (5) years.
