- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Laredo Delineated Area: City Limits of Laredo, TX Minimum Sq. Ft. (ABOA): 25,069 Maximum Sq. Ft. (ABOA): 27,576 Space Type: Office Parking Spaces (Total): 4 structured and 46 surface; plus an additional 15 surface or 15 structured parking spaces for locations offered within a four-block radius of 1300 Victoria Street. For locations offered beyond a four-block radius of 1300 Victoria Street, the parking requirement is increased by an additional 15 structured or surface parking spaces within a four-block radius of 1300 Victoria Street. Parking Spaces (Surface): See "Parking Spaces (Total)" above Parking Spaces (Structured): See "Parking Spaces (Total)" above Parking Spaces (Reserved): See "Parking Spaces (Total)" above Full Term: 10 Firm Term: 5 Option Term: 0 Additional Requirements: The offered location must be professional in appearance, well-maintained, of modern design, and of sound and substantial construction. The offered location shall be in a professional office setting, and shall not be located within a floodplain or wetland unless the Government has determined it to be the only practicable alternative. The offered location shall be in a low to moderate crime area, and cannot be located in areas of obvious crime or evidence of gangs or graffiti. Offered location cannot be adjacent to business that provide professional services to individuals or groups that could reasonably be involved, as an adverse party, in any federal litigation. Examples include, but are not limited to: law firms specializing in criminal defense, bail bondsmen, and immigration services. The space must be contiguous, on as few floors as practicable. Space must be located on the third floor or higher. Offered space cannot be on the same floor as probation, pre-trial, public defender, or any other tenants, who by nature of their business may pose an increased risk to U.S. Attorney's Office operations. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
