Description
DESCRIPTION: The United States Government currently leases approximately 7,878 RSF of warehouse and related space. The Government will relocate if consideration of the economics involved and other factors prove favorable. The cost of moving, replication, and impact on agency mission, among other things, will be considered in the relocation decision. Offered space must be contiguous and provide ABAAS-compliant entrances and restrooms. Offered space must provide two (2) four-foot-high loading docks, a minimum clear ceiling height of 18 feet, and minimum floor load of 250 pounds per RSF. On site parking must be available for Government use at no additional cost in accordance with local code, or in the absence of a local code at a rate of one space per 1,000 RSF of leased space. Occupancy is required no later than May 1, 2012. Offerors should note that in its price evaluation, the Government will consider the total value of existing improvements, equipment, and fixtures (whether lessor or Government owned) that are included in each offeror's proposal to meet the tenant agency's requirements. The value of any improvements, equipment, and fixtures that meet the Government's requirements in excess of the Government's standard building shell requirements will be considered in the price evaluation in order to reduce the overall cost to the Government to build out and occupy any space. In addition to those costs the Government will also consider physical move costs, the impact on the agency mission, and the costs associated with non-productive agency downtime, etc. LEASE TERM: The lease term will be a firm term of five (5) years. DELINEATED AREA: All properties offered to the Government in conjunction with this requirement must be located in the delineated area bounded by: North - Franconia Springfield Parkway South - Richmond Hwy Rt. 1 East - Beulah Street West - Rolling Road/Pohick Road (VA-638) EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN JANUARY 7, 2011 AT 5:00 P.M. EASTERN AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address; 2) Floor Plans of space offered; 3) Rentable Square Feet Offered; 4) Usable Square Feet Offered; 5) Asking full service rental rate per RSF (inclusive of the required Tenant Improvement Allowance of $5.00/USF); 6) Date space will be available for commencement of tenant improvements; 7) Number of parking spaces available on the premises; 8) A list of any improvements, equipment, and fixtures at the offered site in excess of standard GSA building shell requirements; and 9) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
