Description
The attached is the approximate visual representation of the delineated market area as described in the advertisement. The United States Government seeks to lease contiguous quality space in a class "A" modern office building in a professional and aesthetically pleasing office environment in Niceville Florida and the immediate area. The offered space must consist of approximately 2,412 rentable square feet and the space must yield 2,142 ANSI/BOMA useable square feet. A minimum of 4 surface parking spaces are required. If the government tenant is to occupy more than 25% of the total building area, then the building must meet a 25 meter (82 feet) standoff distance. The office space must be accessible 24 hours a day, seven days a week. Only existing space will be considered. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet government requirements for security, fire safety and handicapped accessibility. Subleases are not acceptable. The propose space must be located within the following delineated area: North: Eglin AFB Reservation East: Gulf of Mexico South:State Road 293 and Four Mile Village (Sandestine Blvd) West:State Road 123 and State Road 189 The proposed lease is for fifteen (15) years, ten (10) years firm, and must be a full service lease. Space must be ready for occupancy no later than December 12, 2011. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any federal agency other than the General Services Administration (GSA) contracting Officer or their authorized Broker representative, Smith Real Estate Services. All expressions of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the property's ownership.
