Description
DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR LEASE SPACE VA seeks to lease approximately 10,000 BOMA usable square feet of contiguous space for a Community Based Outpatient Clinic (CBOC) in Cobb County, GA. The offered space shall be contiguous and on one (1) floor. A lease term up to 10-years may be required. The government requires a minimum of 100 parking spaces. Estimated occupancy date is no later than February 1, 2012. Space must be located within the delineated area: North: I-75/S. Marietta Parkway/N. Marietta Parkway South: East/West Connector/ Cumberland Parkway East: I-285 West: Powder Springs Rd, SW/S. Marietta Parkway/ N. Marietta Parkway Buildings (existing or new construction) offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, VA, State, and Local codes and regulations including, but not limited to fire and life safety, physical security, energy efficiency, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; CAD "as built" floor plans identifying the space offered; parking ratio's; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government will pay no more than the appraised fair market rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). The Government will pay no more than the appraised fair market rental value of space. Respondents are advised that the VA assumes no responsibility to award a lease based upon responses to this advertisement. All interested parties should respond to this announcement no later than 4:00 pm December 17, 2010.
