Description
Flyer UNITED STATES GOVERNMENT General Services Administration Seeks Leased Space in Newnan, GA REVISED LEASE TERM REQUIREMENT: The United States Government seeks to lease approximately 7,062 Rentable Square Feet, yielding 6,141 ANSI BOMA Square Feet of first class office and related use space. The Government requires a fully serviced lease. Subleases are not acceptable. DELINEATED AREA: The space will be located in Newnan, GA within the following boundaries: North Rt. 34/Bullsboro Drive South Lower Fayetteville Road East Newnan Crossing Blvd. East West Newnan Crossing Blvd Bypass REQUIRED: Thirty - five (35) surface parking spaces are required for the Social Security on site or within one eighth of a mile of the offered building. Space must have potential for an efficient layout and have at least a 2 to 1 ratio. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. First floor space is preferred. The offered space must meet, or be altered to meet, Government requirements for Security, Fire Safety and Handicapped Accessibility. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Include whether the site is located in a flood zone and if so, please indicate the type of zone LEASE TERM: Term is for 15 years, 10 years firm, with the Government having cancellation privileges after the 10 th h year on 60 days notice. Proposed occupancy date is June 1, 2012 or earlier if feasible. OWNERS/AGENTS: We plan to schedule your appointment for the market survey as soon as possible.
