Description
Facility Standards for Records codified as 36 CFR 1234 General Building Requirements UNITED STATES GOVERNMENT Seeks Offers for the Lease of Warehouse, Office and Related Space In Prince George's, Howard and Anne Arundel Counties, Maryland The General Services Administration (GSA) is seeking offers for approximately 140,000 - 150,000 contiguous BOMA usable square feet of storage, dock, office, and related space in which to store Federal records of the Washington National Records Center in Prince George's, Howard or Anne Arundel Counties. The single-tenant facility shall have a maximum records storage capacity of 750,000 boxes. New construction and retrofits of existing space will both be considered. The Lessor shall provide a setback distance of 100 feet as specified from the face of the building's exterior to the protected/defended perimeter (i.e., any potential point of explosion). Offered space shall not be in a flood plain or in a wetland. The record storage space shall have a minimum of fifteen feet, one inch (15'1") clear stacking height above finished floor. The tenant requires phased occupancy. The rate offered to the Government must include both shell items and tenant improvements. The attached NARA General Building Requirements are minimum building requirements. The site shall be able to accommodate 60 on-site parking spaces available for visitors, handicap and employees The anticipated term is 15 years firm with one (1) five (5) year renewal option. The required occupancy date is no later than Summer 2012. Building(s) offered for consideration shall be solely occupied by the Government and shall be of sound and substantial construction similar to the types generally recognized as contemporary. The facility shall meet all current applicable Federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. The offered space must be able to accommodate a minimum of Level III Security and comply with Facility Standards for Records codified as 36 CFR 1234. (Please refer to the attachment for the Agency's General Building Requirements and Facility Standards for Records codified as 36 CFR 1234) This requirement is subject to the FY2011 Prospectus rent cap. NARA's General Building Requirements are subject to change. GSA is using a tenant broker to represent the Government in this transaction.
