- Flyer to be completed and forward back to marnirealty@comcast.net UNITED STATES GOVERNMENT General Services Administration Seeks Leased Space in Tullahoma, TN REQUIREMENT: The United States Government seeks to lease approximately 8,280 Rentable Square Feet, yielding 7.200 ANSI BOMA Square Feet of office and related use space. The Government requires a fully serviced lease. Subleases are not acceptable. DELINEATED AREA: The space will be located in Tullahoma, TN within the following boundaries: North Hwy 269-Normandy Road South Hwy 16 - S. Jackson St. /Tullahoma Hwy. East: Hwy 55 - Lynchburg Hwy. West: Hwy 55- S. Jackson St./ New Manchester Hwy. REQUIRED: A miminum of 39 surface parking spaces are required for the Social Security on site or within two blocks of the offered building. Space must have potential for an efficient layout and have at least a 2 to 1 ratio. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. First floor space is preferred. The offered space must meet, or be altered to meet, Government requirements for Security, Fire Safety and Handicapped Accessibility. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Include whether the site is located in a flood zone and if so, please indicate the type of zone LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after the 5 th year on 90 days notice. Proposed occupancy date is September 1, 2012 or earlier if feasible. OWNERS/AGENTS: We plan to schedule your appointment for the market survey on December 7, 2010.
