- Delineated Area U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 11,085 RSF (9,639 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE VILLA RICA AREA AS HEREINAFTER DESCRIBED. Space must be located within the delineated area below: DELINEATED AREA: Beginning at the Intersection of the Carroll/Douglas County line and Stockmar Rd proceeding east to the Villa Rica City limits, following the Villa Rica City Limits south and west to the Carroll/Douglas County line. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Space must be contiguous and is preferred (but not required) to be on one floor. On-site parking must meet or exceed local code. Parking facilities (minimum 55 spaces) shall be available at no cost, or at reasonable commercial rates, for visitors and employees either on site or within a walkable ¼ mile radius of the office. Where public transportation is available, passenger stops must be no further than a walkable ¼ mile from the space offered. The location should be in close proximity to retail amenities, including hotels and restaurants. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years, five (5) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. Expressions of interest should be submitted by 5:00 PM EST on November 4, 2010. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 0GA2077. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
