- DESCRIPTION: U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 3,983 RSF (YIELDING AT LEAST 3,464 USABLE SQUARE FEET) OF MIXED USE SPACE AND 6 PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. THE SPACE WILL BE MADE UP OF OFFICE, WORKSHOP AND CONTIGUOUS HEATED GARAGE SPACE TO MEET THE FOLLOWING REQUIREMENTS. · 1,864 usable square feet of office and related space. · 400 usable square feet of workshop space. · 1,200 usable square feet of garage space. The space must meet requirements for fire-safety and handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use or in an office, research, technology, or business park that is modern in design with a campus‑like atmosphere. Space shall be ready for occupancy no later than March 1, 2012. LEASE TERM: Ten (10) years, five (5) years firm. DELINEATED AREA: The space shall be located within a six (6) mile radius of downtown Houlton, Maine as defined on the Town of Houlton, Downtown - Tax Incentive Financing (TIF) District Map, 2009. EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN 12:00 PM (EST) ON October 26, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building. •2) Legal description. •3) Drawing of space offered. •4) Rentable square feet available and expected rental rate per rentable square foot, fully serviced. •5) ANSI/BOMA Office area square feet (OSAF) to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any including the amortization rate. •6) Percentage of Common Area Factor used to Determine the Rentable Square Feet •7) Number of parking spaces available on or near the premises and the approximate cost. •8) Name, address, telephone number, and email address of individual to be contacted. •9) List of building services provided Submission by other than the owner, manager or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
