- Expressions of Interest Sought Requirement : The United States Government currently occupies office and related space in a building under lease in East Lansing, MI that will be expiring. The Government is seeking to lease approximately 9,195 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 8,000 contiguous ANSI/BOMA Office area square feet (OASF). The lease term requirement is for 15 years, 10 years firm. The space must be available for occupancy by February 15, 2011. The delineated area is as follows: The city limits of East Lansing, MI within the following delineated area: North: Ingham County Line South: Jolly Road East: Okemos Road West: US-127 Other applicable requirements include: On-site reserved parking for 12 vehicles with the capability to provide an additional 5 parking spaces over the lease term. Proposed location must not be in the immediate vicinity of hazardous materials transportation/storage facilities or low risk facilities (ie. Fuel storage, gas stations, chemical manufacturing. Low risk facilities include day care, schools, hospitals, etc.) Second Floor or higher is required 30 foot standoff distance from curb line to façade of the building. Public Transportation must be within 3 blocks of the building. The government requires a fully serviced lease Space shall not be located in a (100 year) flood plain or wetland. Ability to place roof antennae The Government shall have access to the space 24 hours a day, 365 days a year. Offered space must be 100% sprinklered as well as the path of egress from the occupied space. Floor load must be capable of supporting 850-1,000 lb. safes. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease procurement. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of Interest must be submitted to the above address by 5:00 PM on October 8, 2010, and must include the following information: Building name and address and location of the available space within the building. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. List of building services provided. Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
