- U.S. GOVERNMENT SEEKS LEASED OFFICE SPACE PONCE, PR Description REQUIREMENT: The United States Government seeks to lease approximately 14,698 to 16,168 rentable square feet (RSF) to yield a minimum of 12,248 ANSI/BOMA (ABOA) square feet to a maximum of 13,473 ANSI/BOMA (ABOA) office area square feet of contiguous office space in Ponce, Puerto Rico. Offered space must be fully serviced. The building must be a Class A and located in a prime commercial office district with attractive and prestigious surroundings with a prevalence of modern design or tasteful rehabilitation. The space must lend itself to efficient layout and be no more than twice as long as it is wide. Contiguous space located on one floor is preferred. Building must include a loading dock, loading area, or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above ground level. Building should have a cistern and a Full load generator to provide for services during emergency situations. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. A minimum of 13 reserved and secured parking spaces shall be available to the Government at no additional cost. The offered space must meet federal Government requirements for security, fire, safety, handicapped accessibility (ABAAS), and Sustainability. Consideration shall be based on the area profile, location, proximity to public transportation, capacity to provide services during emergencies, security, LEED-NC Silver, Energy Star, and sustainability if the location would be utilized. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety and security of its surrounding areas. OCCUPANCY: Space should be ready for occupancy within 6 months of Government Notice to Proceed with construction. LEASE TERM: 10 years, 5 years firm, with the Government having cancellation rights after the firm term upon 120 days written notice to the Lessor.. DELINEATED AREA: NORTH: Corner of Avenida Obispado with Guadalupe Street to Ave. Tito Castro (PR 14) continuing east to State Rd #10. EAST: State Rd. # 10 continuing along to intersection with State Rd. PR # 52, continuing south to intersection with PR # 1; SOUTH: State Rd # PR 1, continuing along to intersection with PR #2; West: Avenida Guadalupe continuing along to Avenida Obispado going south to Avenida Malecon (Road 14), continuing to intersection with Ave. Las Americas (PR # 163), continuing along to intersection with Avenida Hostos and continuing to State Road # 2. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address • Legal property description, recent surveys, including, but not limited to environmental survey, and property identification numbers (PIN) • Location of space in the building and date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA (ABOA) defined office area (formerly usable) square feet (USF) • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • permission to represent multiple owners for the same submission • LEED-NC Silver, Energy Star, and sustainability building information or building and offered space will renovated to accomplish the required certifications. • Evidence of the building's capability to operate during emergencies, (cistern and full load generator are existing or will be installed at lessor's expense. Expressions of interest must be submitted in writing and should include the following information: address/location of site, square footage, name, address, telephone number and email address of individual to be contacted, name of recorded owner, and evidence of authority to represent the owner. All expressions of interest must be received by October 22, 2010. AUTHORIZED CONTACTS: In no event shall the offeror enter into discussions concerning the space to be leased with representatives of Federal agencies other than the officers, employees and authorized representatives of General Services Administration.
