Description
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 2,447 RSF (2,128 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN ATHENS, GA AS HEREINAFTER DESCRIBED. Only existing buildings or buildings currently under construction that are a minimum of 25% complete September 2010 and have a planned substantial completion date before January 5, 2012 will be considered. Space must be located within the delineated area below: DELINEATED AREA: Start to the Northeast of the central business district at the intersection of Routes 29, 72 and 129/441 Proceed West along the Athens Perimeter (also Hwy 8, 129 and 449) Highway number transitions to Highway 10 as the Perimeter turns south Turn southwest on the Oconee Connector East on Mars Hill Road Merger again with Athens Perimeter (Highway 8, 129, 441, 15, 72 and 29) Follow Athens Perimeter to the north back to start Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Space on first floor will be considered by the tenant agency only when no other space is available or if deemed appropriate by the tenant agency. If first floor space is the only option, the tenant agency is to be the sole occupant of the building for the entire lease term. Additional security requirements (bars or Kane screens on windows) may be required for first floor space. If the offered building will be multi-tenanted, the offered office space must be above the ground floor of the building. All buildings will require a minimum two (2) means of ingress/egress; and quick access to highway access. On-site parking must meet/or exceed local code and include four (4) surface reserved spaces. The location should be accessible by public transportation. Preference will be given to buildings specifically located in the Central Business District (CBD) of Athens, GA and especially, any buildings located in the Athens, GA Historic District or that are on the National Register of Historic Buildings. Space built to Agency specifications must be delivered no later than January 5, 2012. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, TEN (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Offers that are not in the 100-year flood plain will be given first consideration. To submit a location for inspection, please forward information by 5:00 PM EDT on September 13, 2010. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 0GA2055. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Jones Lang LaSalle.
