Description
Period of Performance: 365 Days. This is a design-build type contract. Proposed work consists of furnishing all labor, logistics, materials, and equipment to fully design and implement renovations to the Pomo Cultural Center. The building was constructed in the 1980s and is considered structurally sound. Interior conditions are considered fair for the most part, but do warrant improvement. Water damage and shrinkage to the wood structure is considered minor, but creates significant problems with the overall appearance of the building. Similarly, finished walls show unsightly cracking of wall board in need of repair or replacement, as does concrete flooring in the Center's lobby area. Excessive wear and soiling of carpeting throughout the building also warrants replacement. Unsanitary conditions exist since the building is frequently inhabited by small animals such as bats, birds and squirrels. Evidence of bat waste throughout the building is strong - with staining of upper wall areas serving as a good example. The Center is also in need of improvements to be considered as fully compliant with current ADA (Americans with Disabilities Act) requirements. Surrounding landscaping has been neglected over the years, resulting in excessive growth along with invasion of undesirable plant species. Work under this contract shall fully restore the Pomo Cultural Center to an attractive, safe and functional facility. Interior work shall be redesigned to integrate modern construction practices with traditional cultural styles. Landscaping shall focus on enhancing the visual appearance of the structure using California native plants. Exterior work to provide shade shelters shall be comparable with the architecture of the existing structure. The contractor shall employ a high standard of quality and performance for the materials used in construction.
