Description
The United States Government seeks to lease office/warehouse space in Fort Worth, Texas. The space offered must consist of approximately 4,025 rentable square feet of first floor, contiguous space. The space should yield a minimum of 3,500 ANSI/BOMA usable square feet, comprising approximately 800 ANSI/BOMA Office Area Square Feet and 2,700 ANSI/BOMA Warehouse Square Feet. A loading dock must also be provided. The Government will require six (6) secure, surface parking spaces. The proposed space must be located within the following delineated area: Northern Boundary: From the intersection of Highway 81 and Highway 287 in an easterly direction to the intersection of Highway 377 and Highway 114. Eastern Boundary: From the intersection of Highway 377 and Highway 114 in a southbound direction to the intersection of Highway 377 and Highway 183. Southern Boundary: From the intersection of Highway 377 and Highway 183 in a westbound direction to the intersection of Highway 183 and Highway 287. Western Boundary: From the intersection of Highway 183 and Highway 287 in a northbound direction to the intersection of Highway 81 and Highway 287. The proposed lease term is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than April 3, 2011. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name and address Location of space in the building and the date it will be available One-eighth inch scale drawing of space offered ANSI /BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor used to determine the RSF Name, address, telephone number, and email address of the authorized contact In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standard (ABAAS) Requirements. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
