Description
DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR OFFICE & RELATED SPACE VA has a requirement for two "Class A" general office leases and currently occupies space located at One Northlake Place, 11500 Northlake Drive, Cincinnati, Ohio. VA will consider relocating only if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The requirements are for approximately 13,000 net-usable-square feet of space and approximately 11,722 net-usable-square feet of space with a minimum requirement of 110 on-site parking spaces including a minimum of 6 handicap spaces. Interested parties must be able to accommodate both lease requirements in the same building, build out schedule and occupancy dates must be no later than December 1, 2010. To be considered, space must be within or bordering a delineated area as follows: North - Kings Mill Road, Mason, Ohio South - I-275, Blue Ash, Ohio East - I-71, Sycamore Township, Ohio West - State Route 747, West Chester, Ohio Offerors must provide evidence that properties are outside the 100-year flood plain. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting current Federal, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; on-site parking ratio's; loading dock/area specifications; proximity to public transportation; and information on building ownership. (Note: The Government will pay no more than the appraised fair market value for space. ANSI/BOMA office area square feet does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than, July 30, 2010, 3 :00 PM EST.
