- REQUIREMENT: General Services Administration (GSA) is interested in leasing office and related space consisting of approximately 125,566 rentable square feet, which will yield approximately 109,188 ANSI/BOMA Office Area square feet of office space for personnel, furnishings, and equipment. GSA is also interested in leasing approximately 21,210 square feet of warehouse space and approximately 35,000 sf of adjacent fenced wareyard space. A detailed break down of the office and warehouse/wareyard spaces is provided below. The warehouse and wareyard areas are not required to be located with the office requirement, but are required to be located within a 3 mile radius of the office space. The space shall be occupied by Bureau of Reclamation (BOR), Office of the Field Solicitor (SOL), Bureau of Indian Affairs (BIA) and the Office of Special Trustees for American Indians (OST). The agencies may locate together, or may be split with BOR and SOL together and BIA and OST together for both the office and warehouse requirements. Approximate Office Area square footage requirements are as follows: BOR: 48,061 ABOASF / 55,270 RSF SOL: 3,615 ABOASF / 4,157 RSF BIA: 54,033 ABOASF / 62,138 RSF OST: 3,479 ABOASF / 4,001 RSF Approximate Warehouse and Wareyard square footage requirements are as follows: BOR: Warehouse - 15,000 ABOASF BOR: Wareyard - 35,000 ABOASF BIA: Warehouse - 6,210 ABOASF LEASE TERM: Twenty (20) years; Fifteen (15) years firm term. Occupancy is required by December 2012. UNIQUE REQUIREMENTS: Office space must have the potential for an efficient layout. The Government requires a fully serviced lease including 58 on-site parking spaces for Government Owned Vehicles. In addition, ample visitor parking and access to up to 400 employee parking spaces shall be located on-site or within 2 blocks of the building. Public transportation must be located within 2 blocks of the building. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. LOCATION: Offered properties must be located within the following boundaries of Billings, Montana: The Central Business District: the approximate boundaries are 6th Avenue North, North 33rd Street, Montana Avenue and North 22nd Street, plus the area adjacent to Montana Avenue bounded by 33rd Street, 2nd Avenue South and 23rd Street in addition to a portion of the East Billings Urban Renewal District: the approximate boundaries are North 22nd Street, Montana Avenue, North 10th Street and 6th Avenue North.
