- The United States Government seeks to lease class ‘A' office space in Vincennes, Indiana. Build to Suit construction will NOT be considered. The space offered must consist of approximately 17,076 rentable square feet yielding a minimum of 14,849 ANSI/BOMA usable square feet and a maximum of 15,000 ANSI/BOMA usable square feet. DESCRIPTION: Site must be located outside the 100-year flood plain. Offered space must be located on the ground floor. DELINIATED AREA: The proposed space must be located within the following delineated area: Intersection of HWY 41 and HWY 441 to South 15th St. to Hart St. Hart St. to N. 13th St. N. 13th St. to College Ave. College Ave. to Veterans Dr. Veterans Dr. to Hart St. Hart St. to Bierhaus Blvd. Either side of Bierhaus Blvd to HWY 61 HWY 61 to HWY 41 HWY 41 Back to Hart St Hart St. to Richard Bauer Dr. Richard Bauer Dr to S. Main St. S. Main St. to HWY 41 HWY 41 to HWY 441 *In addition: Executive Blvd to N. 2nd St. To Auto Lite Dr. To Fulton Glass Rd. To Walmart Rd To Old Bruceville Rd. To HWY 41 Bypass *the general area of the current temporary field office. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. In addition to parking required by local code requirements, the Government will require forty-seven (47) on-site, reserved, secured parking spaces are required. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: The proposed lease is for ten (10) years, five (5) years firm, with the Government having cancellation privileges after 5 years.
