Description
The United States Government seeks to lease first class, modern office and office related space in Rochester, MN. The space offered should consist of approximately 4,766 rentable square feet yielding a minimum of 3,768 ANSI/BOMA usable square feet. • The space must be contiguous on one floor • Second level or higher space is preferred • A minimum of five (5) reserved parking spaces are required onsite or within a two block radius of the offered space. Structured parking is preferred. • Additional special requirements apply and will be addressed in the market survey and, if applicable, the subsequent Solicitation for Offers. • Strip retail locations will not be considered. • The Government requires a fully serviced lease. The proposed space must be located within the city limits of Rochester, MN. A preference will be given to locations inside of the Central Business District of Rochester, MN. The proposed lease is for ten (10) years, ten (10) years firm, and must be fully serviced. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The building must meet or be capable of meeting Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contractor. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties are to contact the broker and may submit pertinent information by August 6, 2010 to the GSA's representative, Robert L Moody, AmeriVet Real Estate Services, Inc.
