- United States Government Seeks Leased Office Space In St. louis, Missouri The United States Government seeks to lease Class 'A' contiguous, first-floor office space in St. Louis, Missouri. The space offered must consist of approximately 11,905 rentable square feet (RSF), to yield approximately 10,352 ANSI/BOMA Office Area square feet. Delineated Area: The proposed space must be located within the following delineated area: North: Within ½ mile of North Chippewa and Watson Road South: Gravois Road East: Hampton Road West: Within ½ mile of West Laclede Station Road Term: The proposed lease is for ten (10) years, seven (7) years firm, and should be fully serviced. Parking: 52 outside surface parking spaces. Occupancy : Space must be ready for occupancy no later than November 2011. Submission Requirements: Expressions of interest must be submitted in writing and should include the following information at minimum; (This is not an invitation for bids or a request for proposals): Building name/address Legal property description, recent survey, and property identification numbers (PIN) Location of space in the building and date it will be available One-eighth inch scale drawing of space offered ANSI /BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor used to determine the RSF Name, address, telephone number, and email address of authorized contact In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission The offered space must meet Government requirements for Fire and Safety (NFPA 101) and Handicapped Accessibility (ABAAS and 36 CFR Part 1191). Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. The Government will consider relocation from the current leased location if economic and other factors determine an alternative space to be advantageous to the Government. Consideration factors include (but not limited to) all tenant improvement costs, moving costs, telecommunications relocation costs, and agency special requirements. Unique Requirements: Office space must be contiguous and on one level without being split by a public corridor. First-floor space is required. Space must have the potential for efficient layout. Columns must be at least 20 feet. apart center-to-center, 20 feet from any interior wall and be no more than two-foot square. Space should not be U- or L- shaped or exceed a length to width ratio of 2:3. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Normal hours of operation for the agency are Monday through Friday 6:30 a.m. to 5:30 p.m. (excluding Saturdays, Sundays and Federal holidays). Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Authorized Contacts - The General Services Administration (GSA) will manage and facilitate lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the GSA.
