- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 3,827 RENTABLE SQUARE FEET OF OFFICE SPACE IN Hilo, HI REQUIREMENT : The United States Government is seeking to lease industrial office and related space consisting of approximately 3,827 rentable square feet for the use by USDA APHIS in Hilo, HI, within the following delineated area: From the corner of Kanoelehua Avenue and Kekuanaoa Street traveling north to the corner of Kekuanaoa Street and Kamehameha Avenue traveling east to the corner of Kamehameha Avenue and Silva Street traveling north to the corner of Silva Street and Kalanianaole Street (Avenue) traveling west to the corner of Kamehameha Avenue and Kanoelehua Avenue traveling west to the corner of Kamehameha Avenue and Ponahawai Street traveling southwest to the corner of Ponahawai Street and Komohana Street traveling south to the corner of Komohana Street and Puainako Street traveling east to the corner of Puainako Street and Kanoelehua Avenue traveling north to the corner of Kanoelehua Avenue and Makaala Street traveling east to the corner of Makaala Street and Railroad Avenue traveling north to the corner of Railroad Avenue and Leilani Street traveling west to the corner of Leilani Street and Kanoelehua Avenue traveling north to the corner of Kanoelehua Avenue and Kekuanaoa Street Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within one mile, and other amenities such as retail shops, cleaners, banks, etc. should be available within one mile. The space must yield a minimum of 3,406 ANSI/BOMA ("Useable") square feet to a maximum of 3,827 ANSI/BOMA square feet of contiguous space. The anticipated term is 10 years, 5 years firm as a fully serviced lease. The estimated occupancy date is 03/07/2011. The Government also requires 9 reserved parking spaces of which 0 will need to be inside secured spaces and 9 will need to be outside secured spaces at no cost, or at reasonable commercial rates. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility ( Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. The property should not have any easements or right of way encumbering the property that break up the buildable area; portions subject to an easement or right of way will not be counted in the buildable area. SUBMISSION REQUIREMENTS : Expressions of interest must be submitted in writing and should include the following information at minimum: •* Building name/address •* Location of space in the building and date it will be available •* Drawing of space offered •* Rentable Square Feet (RSF) offered •* Common Area Factor used to determine the RSF •* Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS : In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
