Description
DESCRIPTION: The U.S. Government seeks to lease a maximum of 7,104 RSF (yielding a minimum of 6,020 ANSI/BOMA Office Area Square Feet to a maximum of 6,620 ANSI/BOMA Office Area Square Feet) of contiguous office space within the specific delineated area described below. One (1) covered, secured parking space is required. First preference of required parking is on-site; however, off-site, but within 2 city blocks will be considered. The proposed lease shall be fully serviced and meet the Government's requirements for Fire and Life Safety, plus provide handicap access in accordance with ABAAS guidelines. Space shall be Class A, located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and / or tasteful rehabilitation in modern use. Space cannot be located on the same floor as any law enforcement or litigation agencies or tenants. LEASE TERM: Ten (10) years, Five (5) years firm DELINEATED AREA: North: Tupper Street South: I-190 East: Michigan Avenue West: Elmwood Avenue EXPRESSIONS OF INTEREST: All expressions of interest should be submitted in writing no later than July 27, 2010 and should include the following information: 1) Building name and address, and location of available space within the building. 2) Rentable square feet available and expected rental rate per rentable square foot, FULLY SERVICED. 3) Method of rental space measurement and ANSI/BOMA defined Office Area Square Feet. 4) List of building services provided. 5) Name, address, telephone number, and email address of individual to be contacted Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Jones Lang LaSalle.
