Description
The United States Government seeks to lease approximately 11,707 rentable square feet of warehouse flex and related office space in HOUSTON, TX. The space must yield approximately 2,800 ANSI/BOMA OFFICE Area Square Feet and approximately 8,000 usable square feet of flex warehouse space. Additional requirements are: · Minimum of 18 -20 foot ceiling height clearance in warehouse area, standard ceiling height in office area; · Two (2) Grade level, high-door entry bay doors; · The office space will require 24/7 HVAC, warehouse must be well ventilated · A minimum of five (5) reserved parking spaces adjacent to entrance of premises will be required. Additional on-site paved parking spaces as per zoning codes; · Secure fenced and lighted area will be segregated to the rear of the building for outside storage; · Must be able to accommodate an outside antennae of 30' height adjacent to rear of building (no roof penetrations); The building must be located outside of any 100-year floodplain. Additional special requirements will apply and shall be addressed in the market survey and the subsequent solicitation for offers. The proposed space must be located within the following delineated area: NORTH: FM 1960 SOUTH: N Sam Houston Parkway EAST: Loop 494 WEST: Tomball Parkway The proposed lease is for ten (10) years, five (5) years firm, and must be fully serviced. Space must be ready for occupancy no later than May 1, 2011. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contractor. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
