- The Department of Veterans Affairs Medical Center in Alexandria, Louisiana is seeking information to lease 22,232 net usable square feet of contiguous office space. The space is required to establish a Community-Based Outpatient Clinic (CBOC) in Lake Charles, Louisiana. The opening of this CBOC will improve access to primary care and mental health services for veterans living in the rural parishes of Beauregard, Calcasieu, Cameron, and Jefferson Davis, Louisiana. The projected staffing is estimated at 45 to 50 personnel to meet the demands of an estimated 25,000 visits annually. The net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must meet certain security requirement as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The property shall include (87) parking spaces adjacent to the building. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Location: The space must be located within the following delineated area: The Lake Charles CBOC will be located on the eastern side of Lake Charles, LA within a five-mile radius of a 24/7 Medical Emergency Department; no more than 5 miles from Interstate 10 or Interstate 210; and no more than 2 blocks from a public transportation route. Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: Ten (10) years firm as a full service lease with 5 option years. Availability: The estimated occupancy date is July 2011. Expressions should include the following information and must be received in writing no later than July 14, 2010. 1.Building name or development site, address, age of building and owner. 2.Total net usable square feet, existing or proposed. 3.Rental rate. 4.Scaled building plans and site drawings, which detail the number of parking spaces. 5.Name, address, telephone number and e-mail address of authorized contact. Note: The government will pay no more than the appraised fair market rental value for space.
