- UNITED STATES GOVERNMENT SEEKS LEASED SPACE IN WILLOWS, CALIFORNIA PROJECT #: 8CA2851 The United States Government seeks to lease space in Willows, California. The offered space must consist of approximately 14,231 net usable square feet of office, storage, and light industrial space and approximately 8,286 net usable square feet of warehouse and light industrial space, contiguous on the same parcel, yielding approximately 22,823 usable square feet. New construction options will be considered if it is economically advantageous to the Government. The proposed space must be located within the following delineated area: Boundaries are the city limits of Willows to the East and South, and one mile beyond the city limits to the North and West: South: Boundary of Interstate 5 Interchange at County Road 57; East: Boundary following Business Interstate 5 and Glenn-Colusa Canal; West: Boundary extending one mile beyond the airport on Country Road 162; North: Boundary extending one mile beyond Glenwood Drive. The proposed space shall be located no more than the equivalent of two (2) city blocks from a primary or secondary street. The Government will require fenced parking for sixty (60) official vehicles, nineteen (19) unfenced parking spaces for visitor vehicles, and seventy-three (73) spaces for employee parking. On-site employee parking is permitted when there is no public transportation within 1/4 mile of the facility and no off-street parking, free or with cost, within 1/4 mile of the facility. The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than one hundred-twenty (120) working days after the issuance of the Government's Notice to Proceed (NTP). Fully serviced leases are sought. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for and Fire and Life Safety, Architectural Barriers Act Accessibility Standards (ABBAS) and seismic requirements. The offered space can not be located within a FEMA designated flood zone. The offered space must meet current California LEED requirements for New Construction and/ or Existing Construction. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Location of space in the building and date it will be available; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction.
