- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN AMARILLO, TEXAS STAR #: 0TX2022 The United States Government seeks to lease class ‘A' office space. The space offered must consist of approximately 9,957 rentable square feet in Amarillo, Texas. The space should yield 8,815 ANSI/BOMA useable square feet. The proposed space must be located within the following delineated area: North: Business 40/Amarillo Blvd. East: US 87/I-27 South: I-40 West: Soncy Rd. / Loop 335 The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than January 3, 2011. The Government currently occupies 10,090 useable square feet at 7201 I-40 West, Amarillo, Texas and is considering a succeeding lease. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost/benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements.
