- REQUIREMENT: General Services Administration is interested in leasing Class A laboratory and related space consisting of approximately 29,537 rentable square feet, which will yield approximately 24,614 ANSI/BOMA usable square feet of space for personnel, furnishings, and equipment. LEASE TERM: Twenty (20) years, ten (10) years firm term. UNIQUE REQUIREMENTS: Space must be contiguous on preferably not more than one floor and have potential for efficient layout as determined by the Government. Space located on the top floor is preferred. Space should not be U or L shaped. The Government may require a test fit prior to award. Space should not include narrow or inefficient column spacing; atriums; light wells; or other interruptions to contiguous space; extremely long, narrow runs of space; irregular space configurations or unusual building features. Upon completion of tenant finish, the space will be required to achieve the minimum designation of LEED CERTIFIED. The Government requires a fully serviced lease including access to forty-five (45) parking spaces. Parking for employees and visitors must be available on-site or within two (2) blocks and must be available during normal agency hours of operation (Monday - Friday, 6:00 a.m. to 7:00 p.m.). Space shall be located in a professional office setting. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. LOCATION: Within the following delineated area of St. Louis, Missouri: NORTH: Lindell Blvd EAST: Grand Blvd SOUTH: I-64 (SH-40) WEST: S. Kingshighway Blvd EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 4) Square footage offered. 5) Method of measurement used to determine rentable square feet. 6) Name, address, and telephone number of individual to be contacted. 7) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
