Description
REQUIREMENT: The General Services Administration is interested in leasing approximately 26,200 rentable square feet, which will yield 22,174 ANSI/BOMA office area square feet of office and related space. The space will be occupied by DHS FEMA. LEASE TERM: 5 years; 2 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and on one level without being split by a public corridor and have the potential for an efficient layout. Space shall be located in a professional office setting. Subleases will not be considered. The Government requires a fully serviced lease including a total of 50 on-site parking spaces for employees and visitors. All services (including daytime janitorial service), janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as first class and comply with all current Federal, General Services Administration, state, and local codes including but not limited to regulations for fire and life safety, Architectural Barriers Act Accessibility Standard, Occupational Safety and Health Administration, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. LOCATION: Offered properties must be located within the following delineated area of Denton, Texas. Beginning at the intersection of Highway 377 and Mayhill Road, heading south on Mayhill Road to the intersection of Mayhill Road and Colorado Blvd, then heading West on Colorado Blvd to the intersection of Colorado Blvd and Woodrow Lane, heading north on Woodrow Lane which becomes Audra Lane and then becomes Nottingham Drive, to the intersection of Nottingham Drive and Highway 377, and then returning to the intersection of Highway 377 and Mayhill Road. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
