- U.S. Government Seeks Sources to Lease Office and Related Space in El Paso, TX SUMMARY REQUIREMENT: The General Services Administration (GSA) desires to lease 8,549 rentable square feet (RSF), yielding 7,245 ANSI/BOMA Office area (formerly usable) square feet (USF) of existing modern office space. A minimum of 2 outside/surface parking spaces are required. BUILDING REQUIREMENT: The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting. Space shall not be located within a base floodplain or wetland unless the Government has determined it to be the only practicable alternative. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's requirements for security, fire and life safety, and handicap accessibility. Space should be in a multi-story office building, contiguous on one level, on the second floor or higher, but not on the top floor. The Government is considering whether to remain in its current location or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space, the cost of relocation, tenant improvement replication, and communications relocation or replacement. LOCATION / DELINEATED AREA: The building offered must be located in El Paso, TX, within the following boundaries: From the intersection of Hwy 54 and I-10, head north along Hwy 54, then east along Fred Wilson Ave., then south on Airport Rd., then east along Airway Blvd, then north along Convair Rd, then south along Northrop Rd, then south along American Dr, then East on Boeing Drive, then South on Hawkins Blvd., then east along Hwy. 62/180, then south along FM 2316, then west along Montwood Dr. to Viscount Blvd., south along Hawkins Blvd., and west along I-10 to the intersection of Hwy. 54 and I-10. Expressions of interest should include the following: 1. Building name and address. 2. One-eighth scale drawing of space offered. 3. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. 4. Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Authorized contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA or its authorized broker representative, Jones Lang LaSalle.
