- U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST TO LEASE OFFICE AND RELATED SPACE IN Cedar Rapids, Iowa REQUIREMENT The General Services Administration is interested in leasing quality office and related space consisting of approximately 5,980 rentable square feet of space, which must yield a minimum of 5,200 BOMA Office Area square feet, for personnel, furnishings, and equipment. The locations must not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee as either "hazardous materials transportation/storage facilities" or as "low risk Facilities". Examples of Hazardous locations include facilities with any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc, as well as Railroad Lines transporting hazardous material. The delineated area boundaries for space to be located within to house the Government Agency are as follows: North: 42 St. NE North to the Linn County line, from the intersection of Edgewood Road on the west to Highway 151 on the east. South: Highway 30 south to the Linn county line from the intersection of Edgewood Road on the west to Highway 13 on the east. East: Highway 13 to the Linn County line, from the intersection with Highway 100 on the north and Highway 30 on the south. West: Edgewood Road west to the Linn County line from the intersection with 42 nd Street NE on the north and Highway 30 on the south. LEASE TERM Ten (15) years; ten (10) years firm. UNIQUE REQUIREMENTS Office space must be contiguous on not more than one floor and have potential for efficient layout as determined by the Government. Space located on the second floor or above is preferred. Space should not be irregularly shaped, so as to interfere with the most efficient layout for the Government. Interior columns must be a minimum of 20' center-to-center, or from a wall, and not more than two feet square. Surface parking for up to 17 employees must be available onsite or adjoining the office property, and must be available during normal agency hours of operation (Monday through Friday, 6:30 a.m. to 6:00 p.m.) Public transportation and parking must be available within 3 blocks of the building. Facilities that provide open/general parking below a facility proposed for Government offices will not be considered. Tenant alterations are to be provided as part of the rental consideration. The space must be altered to meet the federal government's requirements for fire and life safety and handicap accessibility. LOCATION See above delineated area for boundaries within Cedar Rapids. WRITTEN EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING INFORMATION REFERENCING PROJECT # 0IA2017 Building name and address. Legal description. One-eighth inch scale drawings of space offered. Square footage offered. Method of measurement used to determine rentable square feet. Name, address, and telephone number of individual to be contacted. Evidence of authority to represent the owner. This is an inquiry for available space only, not an invitation to bid.
