- UNITED STATES GOVERNMENT SEEKS SPACE TO LEASE IN LANDER, WY REQUIREMENT: The United States Government seeks a total of 23,391 rentable square feet of office, warehouse and related space which will yield between 22,990 sq ft and 23,391 ANSI/BOMA square feet. The space will consist of approximately 14,085 rentable square feet of Office and 9,306 rentable square feet of Warehouse. Approximately 81,000 square feet of wareyard space is needed. 78 on site parking spaces are needed. LEASE TERM: 20 years; 15 years firm term. Full service lease. LOCATION: Offered properties must be located within the city limits of Lander, WY with immediate and direct access to U.S, Highway 287 or Wyoming Highway 789. Properties within a one mile radius outside the city limits may be considered provided they are serviced by city utilities. Space shall not be located within a base (100-year) flood plain or wetland UNIQUE REQUIREMENTS: § Office and warehouse space must be contiguous and on one level, without being split by a public corridor § First floor space is required § Warehouse space needs to have a 16' or higher ceiling height with 4 grade-level, overhead doors with a minimum clearance of 14'x14' and one grade level overhead door with a minimum clearance of 12'x12' § Warehouse must be capable of maintaining a temperature of 55 ° F § Wareyard must be adjacent to the warehouse and shall be paved § LEED Silver Level certification is required Occupancy is to start on August 1, 2011. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility.
