Description
DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA currently occupies 9,500 net usable square feet (nusf) of office space at 1701 Directors Blvd, Austin, TX 78744. The current lease expires on September 30, 2010. The VA is seeking to lease an additional 1,833 nusf, for a total lease space of 11,333 nusf. The VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The space must be on no more than one floor, and provide between 11,333 to 12,000 nusf of space. On-site parking for 60 vehicles is required. A full service lease for up to 5 years with the government having 120 day termination rights will be considered. Occupancy required by September 1, 2010. To be considered, space must be within or bordering a delineated area as follows: Begin at the intersection of I-35 Frontage Rd and E. St. Elmo Rd, take I-35 Frontage Rd to E. Ben White Blvd. Take E. Ben White Blvd to S. Industrial Drive. Take S. Industrial Drive to E. St Elmo Rd back to I-35 Frontage Rd. Offerors must provide evidence that properties are outside the 100-year flood plain. A market survey of properties offered for lease will be conducted by the VA. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
