Description
REQUIREMENT: The U.S. Government is interested in leasing approximately 113,647 rentable square feet of office space. The rentable space shall yield approximately 88,645 ANSI/BOMA Office Area (previously usable square feet) available for use by tenant for personnel, furnishings, and equipment. The building offered must be Class "A" professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. -UNIQUE REQUIREMENTS- -Contiguous space on no more than five floors is preferred. -Basement or below grade space is unacceptable. -The government shall have access to the space 24 hours a day, 7 days a week, 365 days a year, including freight access/elevator. -37 secured, structured parking spaces for government vehicles required. DELINEATED AREA: Northern Boundary: The Brooklyn Queens Expressway (Route 278) heading East, intersecting with Park Avenue to St. Edwards Street. Eastern Boundary: Intersection of Park Avenue and St. Edwards Street, heading South until St. Edwards Street becomes Fort Greene Place to Atlantic Avenue Southern Boundary: Atlantic Avenue heading Northwest towards the intersection with the Brooklyn Queens Expressway. Western Boundary: The intersection of the Brooklyn Queens Expressway and Atlantic Avenue heading North merging onto Brooklyn Queens Expressway. LEASE TERM: Ten (10) Years, FIVE (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5th) year. OCCUPANCY DATE: Space must be in move-in condition, ready for occupancy and delivered to the Government by February 1, 2012. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN May 27, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Site map and plans, if available. 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
