Description
Delineated Area Map U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 43,283 RSF (YIELDING AT LEAST 37,637 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE/FLEX SPACE AND 144 PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space shall be ready for occupancy no later than July 1, 2011. LEASE TERM: Ten (10) years firm with one (1) five (5) year option. SPECIAL REQUIREMENTS: • No less than 4,495 BOASF must have a ceiling clear height of not less than 15 feet • At least one loading dock • A freight elevator if the offered space is on more than one floor • No more than 4 floors if the offered space is on more than one floor DELINEATED AREA: Within Prince George's County, Maryland as further delineated and bound by the following: North: Route 450 to Route 564 to Route 197 South: Floral Park Road between Route 301 and the Potomac River East: Route 301 West: I-95/495 and the Potomac River EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN MAY 26, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Floor plan detailing space offered. 3) ANSI/BOMA defined Office Area Square Feet. 4) Rentable Square Feet Offered. 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet. 6) Number of parking spaces available on the premises. 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
