- U. S. GOVERNMENT SEEKS TO LEASE 15,004 RENTABLE SQUARE FEET OF OFFICE SPACE IN CHARLESTON, SOUTH CAROLINA ***MODIFIED REQUIREMENTS - DELINEATED AREA, SQUARE FOOTAGE, EXISTING BUILDINGS ONLY *** The United States Government seeks to lease contiguous office space in a professional setting. The space offered must consist of approximately 15,004 rentable square feet yielding 13,047 ANSI/BOMA usable square feet in Charleston, SC. Twenty-five (25) secure, surface parking spaces are required at no additional cost. Existing buildings only, no new construction will be considered for this requirement. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: North: Hwy 17N & Hwy 41 to Clements Ferry Rd. to I-526 to Virginia Ave. to Remount Rd. to Rivers Ave. to Dorchester Rd. West: Dorchester Rd. to Michaux Parkway to Muirfield Parkway & Ashley River Rd. South: Ashley River Rd. to St. Andrews Blvd. East: St. Andrews Blvd. to Hwy 17N to Hwy 41 The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than December 1, 2011. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. The Offeror shall not enter into negotiations or discussions with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or authorized representative.
