The rentable space shall yield a minimum of 2425 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 2,790 ANSI/BOMA Office Area square feet, available for use by tenant for personnel, furnishings, and equipment. Space must be located within the city limits of Kingsville, Texas. The site must have easy access to primary roads. The building must meet the requirements of the Americans with Disabilities Act and include paved parking space for 23 vehicles. Lease period will be for one (1) five-year firm term with one (1) five-year renewal option. Lease is to include janitorial services, buildings and grounds maintenance, taxes, sewer, water, and all utilities. The government will only consider office space in existing building.
