- Seismic Compliance Fire Life Safety Prelease Building Security Form 3517b Form 3518 Form 1217 Form B Form 1364 SFO 9DC2470 REQUIREMENT: The United States Government (Government) currently occupies office and related space in a building under a lease in Washington, DC that will be expiring. The Government is seeking to lease approximately 22,552 rentable square feet (RSF) of office and related space. The space must yield approximately 21,315 ANSI/BOMA Office Area Square Feet (BOASF) of contiguous office space in Washington, DC. The Government's existing lease is expiring and the Government is considering whether or not it would be economically advantageous to relocate. In addition to the rental costs, the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, abovestandard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. Note that these same costs may not be factored in when evaluating whether it is most advantageous to the Government to remain in the current location. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Space must be located within a one-half mile radius from the Francis Perkins Building (Dept. of Labor Headquarters, located at 200 Constitution Avenue, NW, Washington, DC 20210). The anticipated term is for 10 years firm and the lease should be fully serviced (warm-lit shell). The estimated occupancy date is April 2011. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current Federal, State, and local codes requirements including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc.
