- REQUIREMENT: The U.S. Government is seeking to lease 12,225 ANSI/BOMA Office Area square feet of contiguous office space in Huntsville, Alabama. The space shall be located on the 2nd floor or higher. The space must be located within the following boundaries: North: I565/Pratt South: Hwy 231/Airport Road East: Andrew Jackson Way to California Street to Whitesburg Drive West: Hwy 231 The location must not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee as either "hazardous materials transportation/storage facilities" or as "low risk facilities". Examples of hazardous locations include facilities with any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as Railroad Lines transporting hazardous material. Examples of "low risk facilities" include day care centers, schools, hospitals, religious centers, and social service centers. Thirty (30) on-site reserved parking spaces are required as part of the lease. Public transportation and must be available within three blocks. A 30-foot setback is required. Space must meet the Federal Government's standards for fire safety and handicapped accessibility. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements. Secure office space and facilities in an office building, fully serviced, and altered to Government specifications are required, to include ample windows to provide natural lighting. The space should not be located in the 100 year flood plain. Lease term is 15 years with 10 years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner's name and address and written statement from owner that the offeror has legal authority to provide information on the property.
