- X - GS-05B-18641 U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST TO LEASE APPROXIMATELY 18,693 RSF (Yielding 16,780 USF) OF OFFICE AND RELATED SPACE IN SPRINGFIELD, IL REQUIREMENT: The United States Government ("Government") currently occupies office and related space in a building under lease in Springfield, IL that will be expiring. The Government is interested in leasing approximately 18,693 rentable square feet of contiguous office and related space. The rentable space must yield a minimum of 16,780 ANSI/BOMA ("Useable") square feet. The anticipated term is 10 years, 5 years firm as a fully serviced lease. The space must be available for occupancy by October 1, 2010. The delineated area is as follows: North, Old Jacksonville Rd.; East, Highway 4; South, Interstate 72; West; S. Farmington Rd. Other applicable requirements include: •- Buildings offered for consideration must be of sound and substantial construction with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at is current location In making this determination, the Government will consider among other things the availability of alternate space that can potentially satisfy the Government's requirements, as well as costs likely to be incurred through relocation, such as physical move costs, telecommunications infrastructure, replication of tenant improvement.
