Description
The United States Government seeks to lease professional fully serviced office space in a quality building of sound construction. The office space must be contiguous (not separated by public corridors). Space located on the second floor or higher is preferred. Space on the first floor will be considered only when no other space is available. Elevator access must be controllable by the government agency when necessary. Space can be existing or proposed. For new construction, a 50 foot stand-off distance shall be provided from the building perimeter to the façade of the proposed building. For proposals of space in existing buildings, a 20 foot standoff distance shall be provided from the curb line to the façade of the building. Proposed space cannot be located in a building that also houses other law enforcement agencies or attorney offices. A total of 4 secured and reserved parking spaces for government owned vehicles must be provided. The office space and parking must be accessible on an unrestricted 24/7 basis to government employees. The space offered must consist of approximately 4,057 rentable square feet, and the space should yield 3,528 ANSI/BOMA usable square feet. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than April 1, 2011. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. The proposed space must be located within the following delineated area: North Boundary: Columbus Avenue South Boundary: Interstate 85 East Boundary: Hall Street West Boundary: Interstate 85 All expressions of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the building's ownership.
