- Description
- The United States Government seeks to lease class 'A' office space in Denver, Colorado. The space offered must consist of approximately 7,173 rentable square feet. The space should yield 6,580 ANSI/BOMA usable square feet. The Government will require nine (9) structured parking spaces. The proposed space must be located within the central business district of Denver, Colorado. The proposed lease is for three (3) years, two (2) years firm, and should be fully serviced. Space must be ready for occupancy no later than December 1, 2010. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost/benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name and address Legal property description, recent survey, and property identification numbers (PIN) Location of space in the building and the date it will be available ANSI/BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor used to determine the RSF Name, address, telephone number, and email address of the authorized contact In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission Interested parties may submit pertinent information by the close of business on Wednesday, April 28, 2010 to: Brian Wells / Senior Vice President CB Richard Ellis, Inc. 1225 17 th Street Suite 2950 Denver, CO 80202 Office: 303.628.1706 Fax: 303.628.1751 Cell: 303.520.4141 Email: brian.wells @cbre.com Please reference Project Number 0CO2068.
