- RECOVERY: AMERICAN RECOVERY AND REINVESTMENT ACT U.S. GOVERNMENT WANTS TO LEASE OFFICE AND RELATED SPACE IN DENVER, CO (SFO# 0CO2031) REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 24,262 rentable square feet, which will yield approximately 21,097 ANSI/BOMA Office Area square feet. LEASE TERM/OCCUPANCY DATE: Thirty months (30) months firm term, 60 months (60) months total. Occupancy is required no later than December 1, 2010. UNIQUE REQUIREMENTS: The desired space will house the Military Entrance Processing Command (MEPS) and its specific space requirements. Offered space must be contiguous and have potential for efficient layout, as determined by the Government agencies' mission. Space shall be located in a Class A office building. Class B office buildings may be considered at the discretion of the Contracting Officer. The Government requires a fully serviced lease. Additionally, general unreserved parking shall be provided as required by local code. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped. Space offered shall not be within a building: serving alcoholic beverages, housing drug rehab or confinement centers, or where MEPS consists of more than 25% of the building tenants. Space offered shall be within a building that: is capable of providing a 10' 6" ceiling height (in some areas). The offered space must be within 35 miles to Denver International Airport, however, if space is offered with Denver Central Business District it would be provided preference. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) CAD or one-eighth inch scale drawing of space offered. 3) ANSI/BOMA Office Area and Rentable Square footages offered. 4) Summary of parking availability 5) Asking rental rate 7) Name, address, and telephone number of individual to be contacted. 8) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
