- Revised Flyer for Miami Beach UNITED STATES GOVERNMENT Seeks Leased Office Space Miami Beach, FL- REVISED The United States Government seeks to lease office space of approximately 8,455 Rentable Square Feet (RSF) yielding 7.352 Usable Square Feet (USF) in Miami Beach, FL, within the following Delineated Area: •· North: 23 rd St. •· South: 1 st Ave. •· East: Atlantic Ocean •· West: Biscayne Bay The proposed lease term is for ten (10) years, five (5) years firm. Contiguous space on one floor is required NOT ABOVE 2 ND FLOOR; PREFERENCE IS 1 ST FLOOR SPACE. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should not be located near schools, railroad tracks, in an industrial area, etc. All services, utilities and tenant improvements must be provided as part of the rental consideration. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. A minimum of 37 surface parking spaces are required with 16 of these spaces located on site and the remainder to be available within 2 blocks of the offered space. Space must be ready for occupancy no later than July 1, 2011. If public transportation is available in the delineated area, the site offered must be on the public transportation route. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
