Description
Map of delineated area REQUIREMENT: The General Services Administration (GSA) is interested in leasing office space consisting of 5,750 RSF, yielding 5,000 USF in Albuquerque, NM for a term of 5 years. UNIQUE REQUIREMENTS: The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The office space must be contiguous and located on one level without being split by a public corridor. The agency prefers space located on the second floor or higher. Space configuration would ideally consist of at least 10 to 13 offices, a reception area, a conference room capable of holding at least 25 to 45 people, and a break area with a sink. Restrooms located within the leased space are preferred. The space must contain a minimum 11 x 11 square foot room for use as a server area. The Government requires a fully serviced lease for immediate occupancy, including at least 13 general parking spaces. Space shall conform to GSA requirements for fire and life safety, and shall be ADA compliant and asbestos abated. The building and parking must be accessible to Government personnel 24 hours per day, 7 days per week. DELINEATED AREA: The building offered must be located in Albuquerque, NM, within the following boundaries: North: Lomas Blvd. East: Louisiana Blvd. NE South: North boundary of Kirtland Air Force Base and Albuquerque Int'l Airport West: I-25 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address. 2. One-eighth inch scale drawing of space offered. 3. Square footage offered. 4. Method of measurement used to determine rentable square feet. 5. Name, address, and telephone number of individual to be contacted. OWNERS AND AUTHORIZED AGENTS: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. AUTHORIZED CONTACTS: In no event shall an offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the General Services Administration (GSA) or their authorized representative.
