- Description
- The United States Government seeks to lease approximately 11,845 rentable square feet of warehouse flex and related office space in Orlando, FL. The space must yield approximately 7,300 ANSI/BOMA Office Area Square Feet and approximately 3,000 usable square feet of flex warehouse space with a minimum of 18 -20 foot ceiling height clearance. Grade level, high-door entry or weather protected dock entry is required. The entire space will require 24/7 HVAC. A minimum of twenty (20) onsite parking spaces and overnight truck parking will be required The building must be located outside of any 100-year floodplain. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. The proposed space must be located within the following delineated area: North: Research Parkway South: Ingenuity Drive West: Discovery Drive East: N. Alafaya Trail The proposed lease is for ten (10) years, five (5) years firm, and must be fully serviced. Space must be ready for occupancy no later than July 1, 2011. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contractor. The GSA Contracting Officer is Michael Ellis, (954) 356-7698. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties are to contact the broker and may submit pertinent information no later than the close of business on April 8, 2010 to the GSA's representative, Maureen O’Brien, AmeriVet Real Estate Services, Inc.
